my home is not in the best of conditions buy we want to sell it and get out of here now does anybody have any ideas?
sure lots of buyers will pay today’s market value for home. they will never pay what you did but they will pay today’s value.

You must get it to the best condition possible with your funds. Basics help; like painting walls, planting scrubs……maybe new curtains…you know where I’m going. If it’s in bad, bad shape,,,,list it "as is" or "handymans dream, low price".

In my experience as a Realtor and homeowner trying to sell, our biggest problem is we have invested so much into our homes that we don’t care what the market is showing us, we only know in our hearts that our is worth more… Gold plated nails syndrome.
Adjust your price to the market. If it’s listed your agent should be doing this for you every month. It takes only a few minutes for them to provide you this. Give them your email and arrange for the date each month you would like to receive this report and have them send it.

You can only sell for appraised value. Some people think the value is what someone will pay. Not true, the appraised value is what a typical buyer would pay in a arm’s length transaction. I appraised a home that sold for $325,000 the appraisal came in at $305,000 and it killed the deal. The seller or buyer would have to make up the difference between the contract price and the appraised value. 95% of the homeowners think their property is worth more than it really is. No one is going to pay more than market value.
