These are usually investor groups that plan to flip the home for a profit. They prefer owners that have equity in there some still and are in financial trouble because they won't need bank approval. Right now with the market being the way it is, they are going after a lot of short sales (foreclosure type) properties which would require bank approval to sell the home to them. All I know for sure if that you're NEVER getting deal if they buy your house; it's always under valued.

These investors specialize in identifying property owners with enough equity and enough financial trouble to buy homes at a large enough discount that the investors can turn around and sell the home at a profit at leisure since they paid cash for it. Each time they make a sale they free up more capital to purchase more homes.
