Talk to a local Realtor and tell them you want to sell "as is". You will get more money for it doing it this way than with the "ugly house" people.

Why do you need to sell FAST? These people won't give you a fair deal, but they'll buy whatever you've got to sell probably.
If you're trying to avoid foreclosure, consider a short sale.
If you're relocating, consider a lease option situation, that'll get a buyer faster.
There are plenty of alternatives to this, I'd consider them all first.

They will give you about 60 cents on the dollar for your home. You will take a beating.

You didn't say where you're located or why you need to sell fast. Fast as in 2 weeks or fast as in 3 months?
Post your home as a FSBO on Craigslist and see what response you get. Make sure you price it below market for your area.
